Victoria Small Lot Housing Policy and Design Guidelines
The City of Victoria has detailed guidelines for the creation of
small lots of minimum 260 square metres, with houses of 160 to 190
square metres. The City has posted a Small
Lot House Rezoning Policy, Small Lot House Design Guidelines, and a
Small Lot House Rezoning Neighbourhood Support Petition, setting
out the process applicants can follow to obtain a rezoning.
Cottage housing
Some small towns in Puget Sound are allowing small cottage courts
in single family neighbourhoods. The four to ten detached unit
developments have common open space and each unit faces out onto a
community courtyard.
Okotoks Small Lot Zoning
The purpose of the
Residential
Small Lot Single Detached District (Section 11A, Okotoks Land
Use Bylaw No. 40-98 to March 2001, p.77) is to provide high quality
single detached housing serviced by lanes on a small lot in
comprehensively planned and architecturally integrated development
cells. Lot sizes can be as small as 258 square metres (2777 square
feet) with a width of 8.53 metres (28 feet) with housing of 82
square metres (883 square feet).
Seattle Small Lot, Tandem Housing and Cottage Housing
Zoning
Seattle's Residential
Small Lot Zone (Seattle Municipal Code, Chapter 23.43) is
designed to allow single detached housing units on 250-square metre
(2,500-square feet) sites, as well as set regulations for tandem
houses and cottage housing developments in the zone.
Surrey Small Lot Urban Zoning
Surrey's
Single
Family Residential (12) Zone (Surrey Zoning Bylaw 12000, Part
17A, p.176, consolidated to October 27, 2003) allows for 320 square
metre (3445 square feet) lots with a 12 metre width (40 feet) under
certain neighbourhood plans. To promote infiltration of stormwater,
non-porous or paved surfaces, including a driveway, shall not cover
more than 30% of the lot area that is not occupied by the principal
and accessory buildings. At least 50% of the area of the required
front yard shall be landscaped, which shall not include any
non-porous or paved surfaces.
