Characteristics of Mixed-Use Codes (Zoning):
- Multi-story construction
- Street level uses that are
primarily retail, service or office
- Upper floor uses that may
include offices but are generally residential
- Shared parking and the
siting of on-site parking behind buildings or in structured
garages
- Short blocks with wide
sidewalks, street furniture and awnings that create a
pedestrian-friendly environment
- Limitations on building
street frontage width, primarily intended to create narrow
storefronts that are small scale and pedestrian friendly
- Lower development cost
charges to reflect the reduced need for infrastructure and
public services in an already developed area
- Public amenities (artwork,
community centres, plazas or open space) that may be provided as
part of a density bonus
- Pedestrian connections
between the mixed-use area and adjacent residential and
commercial districts
