Smart Bylaws Guide – Use Site Resources Wisely – Unique Zoning and Clustering – District of North Vancouver

The District of North Vancouver rezoned 20 standard 60’ x 120’ grid lots owned by the District on Kilmer Road into a unique zone to allow for closer clustering of homes to protect significant trees. The resulting 12 lots of different shapes and sizes were designed to fit within the trees. The District cleared areas for building on each lot and fenced them off from the natural areas. Purchasers were allowed to build only on the already-cleared portions, with the surrounding natural area remaining as District property.
