Smart Bylaws Guide – Use Site Resources Wisely – Unique Zoning and Clustering – Saanich

The District of Saanich prefers to create unique zones to address environmental and neighbourhood concerns. In 1995, Saanich acquired 3 hectares of Garry Oak meadow from the 11.5 hectare Christmas Hill development and added it to the Christmas Hill Nature Sanctuary. Density was transferred within the site from some of the environmentally sensitive areas to the apartment complex. The municipality secured a linear greenway as part of the wildlife corridor between Mt. Douglas Park, Blenkinsop Valley and Swan Lake.  It also obtained on-site stormwater detention, a covenant on a 0.2 hectare no build area, and the whole area as a development permit area.
